What We Check
A CKO visit isn't a quick walk through. We go through your property systematically so nothing gets missed.
Full walkthrough of all interior spaces checking for anything out of the ordinary.
Air conditioning, refrigerator, and major appliances checked for proper operation.
Water run in all fixtures to maintain P-traps and check for leaks or pressure issues.
All entry points checked to confirm they are secure and sealed properly.
Visual check for signs of moisture intrusion, mold, or pest activity — common issues in coastal homes.
Outside of the property checked for any visible damage, debris, or concerns.
Mail collected and packages brought inside so nothing sits visible at the door.
Photos taken and sent to you so you have a clear record of your property's condition.
Storm Season
Hurricane season on the Texas Coast is real. Most second homeowners can't get to their property on short notice. CKO handles it so you don't have to make that call in a panic.
Talk to Us Before Storm SeasonWe secure loose items, check all entry points, and make sure the property is as protected as possible before the storm arrives.
Once it's safe we get to your property and assess the condition, documenting everything we find.
Photos and notes sent to you immediately so you have what you need for insurance or repairs.
If repairs are needed we coordinate with our contractor network to get work started quickly.

Coastal Key Operations started the way most real businesses do — with a problem that needed solving and someone willing to actually solve it. We saw what second homeowners on the Texas Coast were dealing with: properties sitting vacant between visits, no one keeping an eye on things, and no good option for someone who genuinely cared about the work.
So we built CKO. We're based along the Texas Coast and serve property owners throughout Port Aransas, Mustang Island, Padre Island, and the Corpus Christi area. Licensed, insured, and built around one simple idea — treat every home like it belongs to someone who matters.
